I wanted clients to feel seen, not just represented. That’s still what drives me today.

Real estate was never just a career path for me. It became the way I helped people navigate change — not just a new address, but often a new direction entirely.

After years working inside the traditional brokerage model, it became clear that something was missing. Clients were receiving advice based on pricing and square footage, but not on timing, growth, or how decisions fit into the life or business they were building.

Resolve was created to offer a more thoughtful, strategic approach.

From Industry Insider to Real Estate Advisor

I spent over two decades working with commercial tenants, landlords, buyers, and sellers. That experience gave me more than technical skill — it gave me perspective. I saw firsthand what worked, what didn’t, and where clients were often left without the guidance they truly needed.

Too often, people were pushed into decisions too quickly or left spinning without clarity. Many didn’t need another broker — they needed an advisor who could slow things down, ask the right questions, and see the situation in full.

That’s the role I stepped into.

I spent over 20 years working with commercial tenants, landlords, buyers, and sellers. That experience gave me more than technical skill. It gave me perspective. I saw firsthand what worked and what often didn’t.

Some clients were pushed into deals too quickly. Others stayed stuck because no one helped them explore all their options. Many came in looking for a broker, but what they really needed was an advisor. Someone who could slow things down, ask the right questions, and see the situation in full.

That’s the role I stepped into. Not just to get deals done, but to help people make clear, strategic decisions that actually support their next chapter.

Deb Marzano is the founder of Resolve Property Partners, a real estate advisory and brokerage firm serving clients across Washington, D.C., Maryland, and Virginia. With decades of experience working alongside business owners, entrepreneurs, and property stakeholders, Deb brings a strategic, grounded approach to every engagement.

Before founding Resolve, Deb spent more than 20 years owning and operating restaurants in Washington, D.C. That firsthand experience as a business owner continues to shape her work grounding her real estate guidance in operational realities, financial risk, and decision-making under pressure.

Today, Deb specializes in helping clients navigate complex real estate decisions, identify viable paths forward, and align property strategy with long-term goals. Resolve was built on the belief that real estate decisions deserve more than urgency they deserve intention.

Chris Harold

President, REACS Management

Chris Harold brings deep experience across property management, asset management, and real estate development. His career spans residential, retail, office, and infrastructure assets, including leadership roles overseeing large-scale portfolios, development operations, and complex entitlement and construction projects.

Before becoming President of REACS Management, Chris held senior roles with Milestone Towers and Chambers Theory Property Management. He has also consulted for several Washington, D.C.–based real estate companies, developing operational and financial systems for efficient operations, managing construction projects, negotiating and facilitating M&A activity, and providing guidance on financial reporting and debt re-structuring.

He holds a Bachelor of Business Administration from James Madison University and is a licensed real estate broker in Washington, D.C. and Virginia, a Project Management Professional (PMP), and a NAIOP-certified real estate development finance professional.

Eugene Patrone

Eugene Patrone is a native of Brooklyn and has called the DMV home for more than 30 years. He has served as a trusted advisor to five Members of Congress, Fortune 500 companies, trade associations, and non-profits.
 
With decades of experience navigating complex legislative and business landscapes, Eugene brings a unique perspective to commercial real estate. His background in high-stakes consulting translates into an exceptional ability to negotiate on behalf of clients, anticipate market trends, and deliver strategic solutions.
 
Eugene specializes in helping businesses and investors align their real estate decisions with long-term strategic goals. He is engaged across the full spectrum of commercial real estate, including advisory services, leasing, sales, and investment properties.
 

How Resolve Properties Got Its Name

When I chose the name Resolve, it wasn’t just about sounding polished. It was a reflection of what people come here looking for. A sense of clarity. The ability to move forward. The relief that comes when someone finally says, “Let’s figure this out together.”

Resolve is what I aim to bring into every conversation. Whether the topic is leasing a first space, restructuring a portfolio, or exiting a property that no longer serves, my job is to create room for solutions to emerge.

That clarity is often the turning point. Not the property itself, but the pause before it. The conversation that makes everything feel less tangled.

The Moment That Changed Everything

Years ago, I worked with a client who had just gone through a difficult business transition. She wasn’t sure whether she should close the business, relocate, or start something entirely new. Her lease was ending, and the pressure to decide felt overwhelming.

We met for coffee — not a showing. What started as a conversation became a strategy session. She didn’t need a broker. She needed someone who could help her pause, think clearly, and move forward with confidence.

That moment clarified the work I wanted to keep doing. Not just helping people find spaces — but helping them find their next step.
